THE TRUTH ABOUT THE REAL ESTATE MARKET IN SPAIN

The key to success in the property hunt is this... find ONE good broker and stick to him! It is as easy as that and I am going to explain to you just why in this post.

It is true that anyone can be a real agent/broker here and the quality of the services variates A LOT. One can find a man selling oranges and at the same time promoting his latest listings on a stand next to him, but also serious agencies backed up with money and tremendous experience in the business. In Spain, in contrast to Sweden, there is usually no exclusivity on the properties which are up for sale. This means that many agents might have the exact same object, with the same pictures and most of the time for the same price. All of the serious brokers collaborate since they can access the entire market on behalf of their buyers, even the properties from the other brokers, without the buyers having to spend one euro extra. The broker representing the sellers and the one representing the buyer simple splits the commission paid by the sellers between the two.

The buyers can pick and choose from everything they see online and just email it to their broker who schedules the viewings in the most efficient way. So instead of the buyer personally trying to create a time efficient viewing schedule, calling 1000 different agents, remembering the emails, ref numbers, planning how to get from property 1 to 100 in a new country and sometimes in a new language he finds a broker he can trust to do this job. Apart from that, since the broker hopefully has got experience (negotiating deals on a daily basis), knows the pricing in the area, and can identify leverage to his advantage, the buyer has got a bigger chance to get the price he wants.

On the TV show "A Place in the Sun"!

If anyone would have told me a few years ago when I lived in London and studied for the Solicitor exams watching the TV-show "A Place in the Sun" every afternoon on TV (Channel 4), that one day I would be in it presenting a million dollar listing together with Jonnie Irwing I would definitely not have believed it! It is quite surreal to most people to imagine being on a TV-show in the UK with more than 10 million viewers per episode... It is a true "pinch me" moment! In any case, I am so thankful for having being given this incredible opportunity and it was such a breeze to work with Jonnie, who is a true professional and the best at what he does. I was (if I am not mistaken) the first Swedish presenter on the show, so for sure it was not easy with my Swedish accent, haha.

Breathtaking views in Guadalest!

Anyone who has ever visited the Costa Blanca North have seen the spectacular landscape with impressive mountains and greenery. The nature is nothing else but striking and if you then add the clean and turquoise Mediterranean water and vast white sandy beaches you know what I am talking about. This time I would like to tell people about this beautiful little mountain village called Guadalest with a salt lake and views like nothing you have ever experienced before. Apart from the nature surrounding this village, the unique feature is the Spanish culture and architecture, and the museums which explain the lifestyle of the inhabitants throughout the years. You can even visit one townhouse from 200 years ago and see how they lived in real life. They were living on making olive oil, wine, and wheat etc. The area itself is also famous for growing "nisperos", a sweet fruit, which can be used for almost everything it seems, haha. They have it in jam, pies, liquors, you name it! I attach a few pictures but they do not do justice to the place. I can truly recommend a day trip there and also to have lunch like we did, overlooking the impressive mountains, the sea and the greenery. A treat for the body and the soul.
